New-build homes for sale in Mijas

Updated 2026-10-09

Mijas is the value end of the western Costa del Sol, and one of the two towns on this coast where we list the most homes. We have around 30 new-build homes here, almost all apartments in gated developments with a shared pool, plus a townhouse and a few detached villas. Prices start just under €200,000 for a one-bedroom apartment in Las Lagunas and reach about €2 million for a four-bedroom villa above the golf courses. Most two-bedroom apartments cost between €300,000 and €500,000. Almost all are finished and ready to move into.

Why buyers choose Mijas

Mijas is a large municipality of around 95,000 people (INE, 2025) with two sides. In the hills, Mijas Pueblo is a whitewashed Andalusian village about 430 metres above sea level, with a square-walled bullring, donkey taxis that date back to the late 1950s and viewpoints over the coast. Below it, Mijas Costa has about 12 km of shoreline and nine beaches, the longest at Calahonda and El Chaparral.

The municipality also has seven golf courses, and Las Lagunas runs straight into Fuengirola, with its shops and seafront.

Where the new homes are

In Las Lagunas and El Coto, beside Fuengirola. This is the busy, well-served part of Mijas Costa, with shops, schools and healthcare on hand. It has the lowest prices we list on this coast: apartments from just under €200,000 at Laguna Nova, and from about €240,000 to €310,000 at Suite Mijas, still being built, Coto Homes, Lakün and Premier Residencial, mostly in smaller developments.

In and around La Cala de Mijas. La Cala, a former fishing village, is the main beach village on Mijas Costa and stays lively all year. Homes here include Cala Swing beside Calanova Golf Club, Navigolf Suites, where every home has a sea view, Bahía and Almare. One-bedroom apartments start at about €300,000 and two-bedroom apartments run from about €425,000 to €500,000. In Riviera del Sol, further along the coast, Coral Residencial has two-bedroom apartments from about €345,000.

On the golf courses. Helvet Green, in the Mijas Golf urbanisation, is surrounded by the Los Lagos and Los Olivos courses, with one-bedroom apartments from about €270,000. The Eagle, on the Cerrado del Águila course, has two-bedroom apartments at about €390,000, and Cerrado Hills, above it, villas at about €2 million. On the La Cala golf course inland, two-bedroom apartments still being built start at about €430,000.

In Mijas Pueblo. New building in the old village is limited, but we list a two-bedroom apartment there at about €315,000, with a rooftop pool and sea views.

Prices

Asking prices for apartments across Mijas averaged about €4,200 per square metre in August 2026, around 7% higher than a year earlier (Engel & Völkers market data). Across all homes, idealista put September 2026 at about €3,700 a square metre. New-build homes usually sit above the town average.

More than half the homes we list here are priced between €300,000 and €500,000. Above that there is a three-bedroom townhouse at Cala Serena Sun at about €675,000 and three villas from about €1.65 million. Every listing shows its floor area, so you can compare price per square metre.

What it costs to buy

Mijas is in Andalucía, so a new home bought from the developer carries VAT (IVA) at 10% of the price and stamp duty (AJD) at 1.2%. Notary, Land Registry and an independent lawyer add roughly 2%, so budget about 13% to 14% on top of the price. On a €350,000 apartment that is about €45,500 to €49,000.

If you buy a home that is still being built, every payment you make before completion must be covered by an individual bank guarantee or insurance certificate in your name. Do not pay a stage without it. Our cost and yield calculator works out the total for any home and any currency.

Letting it out

Holiday letting in Andalucía needs the home registered in the regional tourist register and, since July 2025, a national rental registration number. Since April 2025 a community of owners can also vote to stop new holiday lets in its building, so if you plan to let, we check the community rules and the town's current position for the specific home before you commit.

UK owners who let pay Spanish non-resident tax at 24% on the rent, against 19% for EU residents.

Who Mijas suits

Buyers who want a finished new home on the Costa del Sol below Marbella prices, with beaches, golf and a white village in one municipality. Las Lagunas suits tighter budgets; La Cala suits those who want to walk to the beach; the golf developments suit buyers who want a quieter, greener setting.

For a town centre by the sea, look at Fuengirola next door; for more choice further west, see Estepona, Marbella or the whole Costa del Sol.
