Alorca Real Estate introduces private buyers to new-build homes from selected developers in Spain, Cyprus, Dubai and Thailand. We are a small, founder-led company based in the UK, and you deal with the founders from the first call.
Most agents want to sell you something. We would rather tell you no. We represent a small number of developments in each market and decline most of the ones we are shown, so the collection on this site is a shortlist rather than a catalogue.
Every listing is a first sale from the developer, and the figures on each page come from the developer rather than from a portal. You see the full acquisition cost, including taxes and fees, before you commit to anything. Our cost and yield calculator applies the right regional rate to any price, and our buying guides are free to read, dated and sourced, so you can check our working.
We are not a brokerage. Alorca introduces buyers to licensed local partners who transact under their own licences, and we do not give legal, tax or investment advice. We will always tell you to use an independent lawyer, and we explain why in the guides.

A University of York chemistry graduate, he built his career on getting the detail right and making sure every standard is met. At Alorca he applies the same rigour to property, and he writes the site's buying guides.
