Estepona is where much of the Costa del Sol's new building is happening, and it is one of the two towns on this coast where we list the most homes. We have around 30 new-build homes here, almost all apartments in gated developments with a shared pool, plus a few detached villas. Prices start at about €250,000 for a one-bedroom apartment on the golf courses and reach €2.6 million for a five-bedroom villa in El Paraíso. Most two-bedroom apartments cost between €300,000 and €500,000.
Typical drive times by road outside peak hours, from the town centre. Allow longer in summer traffic; Gibraltar times do not include the border crossing.

Estepona is a working Spanish town of around 80,000 people, not a resort. It has about 21 km of coast, and La Rada, the main town beach, runs for more than 2.5 km in front of the seafront promenade. The old town is known for its flower-lined, mostly traffic-free streets and a trail of more than 40 murals painted on its buildings. The port is still a working fishing harbour, with a marina, restaurants and a Sunday market.
Málaga airport is about 80 km away, around an hour by motorway, and Gibraltar airport about 45 km. Marbella and Puerto Banús are 20 to 30 minutes' drive to the east.
On the golf courses behind the town. The largest group of our listings sits in the valley north and west of the centre, around Estepona Golf, Valle Romano and Azata Golf. This is the value end of Estepona: one-bedroom apartments from about €250,000 and two-bedroom apartments from about €300,000, in larger gated developments with pools, gyms and views over the fairways towards the sea. The beach is a short drive away.
In and around the town centre. A smaller number of developments are within walking distance of the beach and the old town, such as Living Estepona, a minute from the sand, and Sunset Bay, a couple of hundred metres from it. Expect to pay more per square metre for this, in smaller buildings with fewer shared facilities.
On the New Golden Mile. East of the town, towards San Pedro de Alcántara and Marbella, the New Golden Mile takes in Cancelada, El Campanario and El Paraíso. Homes here are closer to Puerto Banús and Marbella, and prices are higher: apartments from about €390,000 to €900,000, and villas in El Paraíso above €2 million.
Asking prices for apartments across Estepona averaged about €4,200 per square metre in September 2026, around 6% higher than a year earlier (Engel & Völkers market data). New-build homes usually sit above the town average. Estepona remains cheaper than Marbella, which is a large part of why buyers look here.
About two thirds of the homes we list here are priced between €300,000 and €500,000. Every listing shows its floor area, so you can compare price per square metre between developments.
Estepona is in Andalucía, so a new home bought from the developer carries VAT (IVA) at 10% of the price and stamp duty (AJD) at 1.2%. Notary, Land Registry and an independent lawyer add roughly 2%, so budget about 13% to 14% on top of the price. On a €400,000 apartment that is about €52,000 to €56,000.
If you buy a home that is still being built, every payment you make before completion must be covered by an individual bank guarantee or insurance certificate in your name. Do not pay a stage without it. Our cost and yield calculator works out the total for any home and any currency.
Many owners let their homes when they are not using them. Holiday letting in Andalucía needs the home registered in the regional tourist register and, since July 2025, a national rental registration number. Since April 2025 a community of owners can also vote to stop new holiday lets in its building, so if you plan to let, we check the community rules and the town's current position for the specific home before you commit.
UK owners who let pay Spanish non-resident tax at 24% on the rent, against 19% for EU residents.
Buyers who want a real Spanish town to spend time in, with a long beach and a lively old town, and a choice of new homes at prices below Marbella. The golf developments suit buyers who want space and facilities on a budget; the centre suits those who want to walk to the beach and the old town; the New Golden Mile suits buyers who want to be close to Marbella.
If being close to the airport for short breaks matters most, the eastern towns of the Costa del Sol, such as Mijas and Fuengirola, are about half an hour nearer.
