Updated 2026-10-09

Fuengirola is one of the most established seaside towns on the Costa del Sol. We have around 15 new-build homes here, mostly apartments in gated developments with a shared pool, plus a few townhouses. Prices start at about €255,000 for a one-bedroom apartment in Torreblanca and reach about €800,000 for a three-bedroom townhouse with sea views. Most two-bedroom apartments cost between €320,000 and €450,000, and most of the homes are finished and ready to move into.

Why buyers choose Fuengirola

Fuengirola is a lively town of around 85,000 people (INE, 2025). About a quarter of its registered residents come from other countries, many of them from the UK, Ireland and Scandinavia. It has more than 8 km of beaches from Sohail Castle in the west to Torreblanca in the east, joined by the Paseo Marítimo Rey de España promenade.

The port is part fishing harbour, part marina with restaurants and bars, and Sohail Castle, a restored 10th-century Moorish fortress, hosts summer concerts. Fuengirola is also the end of the Cercanías C1 train line, with stations at Fuengirola and Los Boliches and trains along the coast through Torremolinos and Málaga airport to Málaga city centre. The golf courses of neighbouring Mijas are close by.

Where the new homes are

In Torreblanca, on the eastern side of town. The largest group of our listings is in and above Torreblanca, one of Fuengirola's most popular residential areas. It includes the value end of the town, such as Luminal Homes, with one-bedroom apartments from about €255,000, and Belvedere Collection, a boutique development of 35 homes. Oleo, a couple of hundred metres from Torreblanca beach, is the most expensive apartment we list here at about €725,000.

In El Higuerón, towards Benalmádena. On the hillside between Fuengirola and Benalmádena, developments such as Evoque Residences are designed so most homes have sea views. This is also where most of the townhouses are: Organic Higuerón, a development of 25 homes each with its own private pool, and Veridian, on the green eastern edge of town. Expect about €450,000 for a two-bedroom apartment and €750,000 to €800,000 for a townhouse.

In Los Pacos and the north. In the quieter residential areas north of the centre and towards Mijas, homes are larger for the money. Sunset Views in Los Pacos, Pine Hill and Laguna Suites offer two- and three-bedroom apartments from about €320,000 to €370,000 in gated complexes with pools and gyms.

In the town centre. Edificio Santa Elena, due for completion in 2027, has three-bedroom apartments from about €350,000 with a rooftop pool, about one and a half kilometres from the beach and marina.

Prices

Asking prices for apartments across Fuengirola averaged about €4,000 per square metre in September 2026, around 7% higher than a year earlier (Engel & Völkers market data). New-build homes usually sit above the town average.

Most of the homes we list here are priced between €300,000 and €500,000. Every listing shows its floor area, so you can compare price per square metre between developments.

What it costs to buy

Fuengirola is in Andalucía, so a new home bought from the developer carries VAT (IVA) at 10% of the price and stamp duty (AJD) at 1.2%. Notary, Land Registry and an independent lawyer add roughly 2%, so budget about 13% to 14% on top of the price. On a €370,000 apartment that is about €48,000 to €52,000.

If you buy a home that is still being built, every payment you make before completion must be covered by an individual bank guarantee or insurance certificate in your name. Do not pay a stage without it. Our cost and yield calculator works out the total for any home and any currency.

Letting it out

Many owners let their homes when they are not using them. Holiday letting in Andalucía needs the home registered in the regional tourist register and, since July 2025, a national rental registration number. Since April 2025 a community of owners can also vote to stop new holiday lets in its building, so if you plan to let, we check the community rules and the town's current position for the specific home before you commit.

UK owners who let pay Spanish non-resident tax at 24% on the rent, against 19% for EU residents.

Who Fuengirola suits

Buyers who want an easy, sociable seaside town with everything on the doorstep, an English-speaking community and a train to the airport and Málaga, so a car is optional. Torreblanca suits buyers who want sea views and the beach close by; El Higuerón suits those who want a townhouse or hotel-style facilities; Los Pacos and the north suit buyers who want more space for their budget.

If you would rather have a quieter setting or a bigger choice of golf developments, look at neighbouring Mijas, or further west along the Costa del Sol at Marbella and Estepona.
