Marbella is the best-known address on the Costa del Sol and the prime end of the market we cover. We have about 15 new-build homes here: around 10 apartments in gated developments with shared pools and spas, and a handful of detached villas. Prices start at about €320,000 for a one-bedroom apartment in San Pedro de Alcántara and reach €4.5 million for a five-bedroom villa on the Golden Mile. The typical home we list here costs about €1 million and almost all are ready to move into.
Typical drive times by road outside peak hours, from the town centre. Allow longer in summer traffic; Gibraltar times do not include the border crossing.

Marbella is a year-round town of around 156,000 people (INE, 2023). It has 24 beaches, several with Blue Flag status, including those at Puerto Banús and San Pedro de Alcántara. The old town is built around the Plaza de los Naranjos, a Renaissance square laid out in the 16th century, surrounded by whitewashed streets.
Puerto Banús is the best-known of its marinas, with others at La Bajadilla and Cabopino. Nueva Andalucía, inland of Puerto Banús, is known as the Golf Valley, and San Pedro de Alcántara, to the west, has its own centre and seafront.
In San Pedro de Alcántara. At the western end of Marbella, San Pedro has the lowest entry prices we list in the municipality. Upper 101, on the east side of the town close to the beach, has one-bedroom apartments from about €320,000. At the other end of the scale, Alcántara del Mar has large family villas a short walk from San Pedro's boulevard and the beach, at about €2.2 million.
On the Golden Mile and in Nueva Andalucía. Between the town and Puerto Banús, this is Marbella's most expensive address. Our villas here sit within walking distance of the beach and Puerto Banús, including Be Seven, a gated enclave of seven homes, and a furnished villa in Rocío de Nagüeles close to the old town, at €3.5 million to €4.5 million. Inland, Isla Bela in Nueva Andalucía has two-bedroom apartments at about €785,000, among the golf courses.
East of the town. Towards Mijas, the developments are quieter and greener. Altos de los Monteros has Soleil, with two-bedroom apartments from about €500,000, and Quintessence, with three-bedroom homes at about €1.15 million, both with sea views and spa facilities. Aruna, a boutique block of 12 homes at Cabopino, sits close to the protected dunes. In the hills behind the town, Medblue Marbella and The Sky Marbella add sea-view apartments from about €680,000 to €1.5 million.
Asking prices for apartments across Marbella averaged about €4,240 per square metre in September 2026, around 6% higher than a year earlier (Engel & Völkers market data). New-build homes, and the Golden Mile in particular, usually sit well above the town average.
Only a couple of the homes we list here are under €500,000. About six sit between €500,000 and €1 million, mostly apartments, and around seven are €1 million or more, including all the villas. Every listing shows its floor area, so you can compare price per square metre between developments.
Marbella is in Andalucía, so a new home bought from the developer carries VAT (IVA) at 10% of the price and stamp duty (AJD) at 1.2%. Notary, Land Registry and an independent lawyer add roughly 2%, so budget about 13% to 14% on top of the price. On a €700,000 apartment that is about €91,000 to €98,000.
If you buy a home that is still being built, every payment you make before completion must be covered by an individual bank guarantee or insurance certificate in your name. Do not pay a stage without it. Our cost and yield calculator works out the total for any home and any currency.
Many owners let their homes when they are not using them. Holiday letting in Andalucía needs the home registered in the regional tourist register and, since July 2025, a national rental registration number. Since April 2025 a community of owners can also vote to stop new holiday lets in its building, so if you plan to let, we check the community rules and the town's current position for the specific home before you commit.
UK owners who let pay Spanish non-resident tax at 24% on the rent, against 19% for EU residents.
Buyers who want the best-known address on the coast, with its restaurants, marinas, golf and international schools, and who are buying a home to keep and use. The Golden Mile suits villa buyers who want to walk to the beach and Puerto Banús; San Pedro suits those who want a town centre on the doorstep; the east and the hills suit buyers who want space, sea views and resort facilities in a quieter setting.
If budget matters more than the address, Estepona next door, and Mijas and Fuengirola further east on the Costa del Sol, offer new homes at lower prices.
