Why buyers choose Orihuela Costa

Around 30,000 people were registered here at the end of 2025, according to the municipal register, and British residents are the largest group. It has 16 km of coast, with sandy beaches such as Punta Prima, La Zenia and Campoamor and small coves below low cliffs, and the municipality has more Blue Flag beaches than any other on the Alicante coast. There is a marina at Dehesa de Campoamor.

Golf is the other draw. Villamartín, open since 1972, Las Ramblas, Real Club de Golf Campoamor and Las Colinas Golf & Country Club are all within the area, with Vistabella and several more courses just inland. La Zenia Boulevard, the largest shopping centre in the province of Alicante, sits behind the beaches at La Zenia.

Where the new homes are

On the golf courses inland. The largest group of our listings is at Vistabella Golf, between Orihuela town and the coast. This is the value end of Orihuela Costa: townhouses from about €300,000 and three-bedroom villas with a private pool from about €350,000, in small developments close to the course. Las Colinas Golf & Country Club adds a three-bedroom apartment from about €625,000.

Around Villamartín, La Zenia and Playa Flamenca. Behind the coast, Amanecer XII in Los Altos, from about €250,000 and still being built, and Villamartin Paradise, from about €280,000, are a few minutes from Punta Prima beach and Villamartín golf course. Closer to the sea, Flamenca Village has three-bedroom apartments from about €520,000 a short walk from La Zenia Boulevard, and detached villas near La Zenia run from about €550,000 to €1.6 million, including one 700 metres from the beach.

In Campoamor and Cabo Roig. The south of Orihuela Costa is its most established and expensive part. Our homes here are detached villas with private pools, such as Amay Deluxe on the hill in Campoamor and Crystal Sea II in Dehesa de Campoamor, priced from about €760,000 to €1.5 million, some a few hundred metres from the beach.

Prices

Asking prices for homes across Orihuela Costa averaged about €3,050 per square metre in September 2026, around 6% higher than a year earlier (idealista price report). New-build homes usually sit above the area average.

Our homes here are spread widely: around ten are priced between €500,000 and €1 million, and the rest are split between homes under €500,000 and a few above €1 million. Every listing shows its floor area, so you can compare price per square metre.

What it costs to buy

Orihuela Costa is in the province of Alicante, in the Valencian Community, so a new home bought from the developer carries VAT (IVA) at 10% of the price and stamp duty (AJD) at 1.4%, the rate since 1 June 2026. Notary, Land Registry and an independent lawyer add roughly 2%, so budget about 13.5% to 14.5% on top of the price. On a €500,000 villa that is about €67,500 to €72,500.

If you buy a home that is still being built, every payment you make before completion must be covered by an individual bank guarantee or insurance certificate in your name. Do not pay a stage without it. Our cost and yield calculator works out the total for any home and any currency.

Letting it out

Holiday letting in the Valencian Community needs the home registered in the regional tourism register (Registro de Turismo de la Comunitat Valenciana) and, since July 2025, a national rental registration number. Since April 2025 a community of owners can also vote to stop new holiday lets in its building, so if you plan to let, we check the community rules and the town's current position for the specific home before you commit.

UK owners who let pay Spanish non-resident tax at 24% on the rent, against 19% for EU residents.

Who Orihuela Costa suits

Buyers who want beaches, golf and a large English-speaking community on the doorstep. The golf developments at Vistabella suit buyers who want a villa with a private pool on a budget; Villamartín, La Zenia and Playa Flamenca suit those who want to be near the beach and the shops; Campoamor and Cabo Roig suit buyers who want a larger villa in the most established part of the coast.

For more apartments at lower prices, look at neighbouring Torrevieja. For quieter streets and villas inland, see Ciudad Quesada, or Pilar de la Horadada just to the south. Our Costa Blanca page compares the whole coast.
