Prices start at about €220,000 for a one-bedroom apartment near Playa del Cura and reach about €700,000 for a three-bedroom villa in Los Balcones. Why buyers choose Torrevieja

Torrevieja is a sizeable year-round town of almost 99,000 people (INE, 2025), with a long-established British community. Six of its beaches hold a Blue Flag in 2026, including Los Locos, El Cura, Los Náufragos and La Mata-Sur, and the Juan Aparicio promenade runs along the seafront. The harbour has more than 2,000 berths across three marinas: the Real Club Náutico, Marina Internacional and Marina Salinas.

The town grew up on salt: its two lagoons, the pink Laguna Rosa and La Mata, form a natural park on its edge. Every summer Torrevieja hosts an international habaneras festival. For golf, the courses of Orihuela Costa, such as Villamartín and Las Ramblas, are close by.

Where the new homes are

In the town centre, near Playa del Cura. A group of smaller buildings sits within walking distance of the beaches, the harbour and the shops, such as Edificio Sonata, about 250 metres from Playa del Cura, and Edificio Patricio Pérez, a few metres from the harbour. This is the cheapest way in: apartments from about €220,000 to €335,000, often with a rooftop pool rather than gardens.

Around the salt lakes and La Hoya. Near the Laguna Rosa, the Habaneras shopping centre and Quirón hospital are the larger developments with gardens, pools and padel courts. Lagoons Village, the biggest development being built in Torrevieja, has apartments from about €230,000 and villas up to about €700,000, and Sunset Village in La Hoya has lake-view apartments from about €290,000.

In Aguas Nuevas and Los Balcones. These established residential areas to the south of town are where many of our villas are. Gomera Star in Aguas Nuevas has villas with a private pool from about €460,000, and Gold Villas in Los Balcones has detached villas on plots of about 430 m² at about €700,000. Apartments here start at about €270,000.

In La Mata. At the northern end of town, Eden Beach in Torrelamata has two-bedroom apartments from about €245,000 within walking distance of La Mata beach, and a small Passive House building about 300 metres from the beach has larger homes at about €550,000.

Prices

Asking prices for homes across Torrevieja averaged about €2,560 per square metre in September 2026, around 9% higher than a year earlier (idealista price report). New-build homes usually sit above the town average.

Almost half the homes we list here are priced under €300,000, and none are above €1 million. Every listing shows its floor area, so you can compare price per square metre between developments.

What it costs to buy

Torrevieja is in the province of Alicante, in the Valencian Community, so a new home bought from the developer carries VAT (IVA) at 10% of the price and stamp duty (AJD) at 1.4%, the rate since 1 June 2026. Notary, Land Registry and an independent lawyer add roughly 2%, so budget about 13.5% to 14.5% on top of the price. On a €300,000 apartment that is about €40,500 to €43,500.

If you buy a home that is still being built, every payment you make before completion must be covered by an individual bank guarantee or insurance certificate in your name. Do not pay a stage without it. Our cost and yield calculator works out the total for any home and any currency.

Letting it out

Many owners let their homes when they are not using them. Holiday letting in the Valencian Community needs the home registered in the Registro de Turismo de la Comunitat Valenciana and, since July 2025, a national rental registration number. Since April 2025 a community of owners can also vote to stop new holiday lets in its building, so if you plan to let, we check the community rules and the town's current position for the specific home before you commit.

UK owners who let pay Spanish non-resident tax at 24% on the rent, against 19% for EU residents.

Who Torrevieja suits

Buyers who want a lot of new home for the money in a real town with beaches, a harbour, services all year and a large English-speaking community. The centre suits buyers who want to walk to the beach; the salt lake developments suit those who want gardens and facilities; Aguas Nuevas and Los Balcones suit buyers who want a villa with a private pool.

If you would rather be near the golf courses and La Zenia, look at Orihuela Costa next door, or see all our homes on the Costa Blanca.
