Ciudad Quesada is where the southern Costa Blanca's villa buyers get the most home for the money. We have about 15 new-build homes here: mostly detached villas with a private pool, plus a handful of two- and three-bedroom apartments in small gated developments. Prices start at about €300,000 for a two-bedroom apartment and reach about €1.6 million for a front-line golf villa on La Marquesa. Most villas cost between €500,000 and €820,000, and at the moment every home we list here is finished and ready to move into.

Ciudad Quesada is not a town in its own right but an urbanisation in the municipality of Rojales started by the developer Justo Quesada in the 1970s. Rojales has about 17,500 residents (INE, 2025), and around 12,000 of them live in Ciudad Quesada. Roughly seven in ten people registered in Rojales were born abroad, and a third were born in the UK, so English is widely spoken in the shops, bars and restaurants.
At its heart is La Marquesa Golf, an 18-hole course founded by Justo Quesada in 1989 and one of the oldest in the province. Ciudad Quesada sits about 6 km inland. The nearest beaches are at Guardamar del Segura, which has 11 km of coast, several Blue Flag beaches and an 800-hectare pine forest planted on the dunes. Between Quesada and Torrevieja lie the salt lakes of the Lagunas de La Mata y Torrevieja Natural Park, known for their pink water and flamingos.
Lo Marabú and central Quesada. Most of our listings are in and around Lo Marabú, in the centre of the urbanisation, with restaurants, cafés and supermarkets within walking distance. Villas Lo Marabu is a collection of 50 detached villas, each with a private pool and roof terrace, from about €515,000 to €590,000, sold fully furnished. Furnished apartments nearby start at about €315,000. Larger key-ready villas in the centre, with four or five bedrooms and a private garage, cost about €800,000 to €815,000.
On La Marquesa Golf. The most expensive homes sit on or beside the course. They run from a contemporary front-line villa at about €740,000 to a four-bedroom villa on an 870 m² plot over the fairways at about €1.6 million.
Smaller gated developments. Apartments at Luisa, Marella Garden and Adhara come with a ground-floor garden or a private roof terrace and a shared pool, from about €300,000 for two bedrooms to about €365,000 for three.
Benimar. In a quiet, established part of Rojales next to Ciudad Quesada, Agatha Villas has three-bedroom villas with a private pool and roof terrace at about €550,000.
Asking prices for homes across Rojales, which includes Ciudad Quesada, averaged about €2,240 per square metre in August 2026, around 14% higher than a year earlier (idealista). That figure covers resale homes of all types; new builds usually sit above it.
More than half the homes we list in Ciudad Quesada are priced between €500,000 and €1 million, almost all of them villas. Every listing shows its floor area, so you can compare price per square metre.
Ciudad Quesada is in the province of Alicante, in the Valencian Community, so a new home bought from the developer carries VAT (IVA) at 10% of the price and stamp duty (AJD) at 1.4%, the rate since 1 June 2026. Notary, Land Registry and an independent lawyer add roughly 2%, so budget about 13.5% to 14.5% on top of the price. On a €550,000 villa that is about €74,000 to €80,000.
If you buy a home that is still being built, every payment you make before completion must be covered by an individual bank guarantee or insurance certificate in your name. Do not pay a stage without it. Our cost and yield calculator works out the total for any home and any currency.
Holiday letting in the Valencian Community needs the home registered in the Registro de Turismo de la Comunitat Valenciana and, since July 2025, a national rental registration number. Since April 2025 a community of owners can also vote to stop new holiday lets in its building, so if you plan to let, we check the community rules and the town's current position for the specific home before you commit.
UK owners who let pay Spanish non-resident tax at 24% on the rent, against 19% for EU residents.
Buyers who want a detached villa with its own pool at a price that would buy an apartment on much of the Spanish coast, in a settled community where English is spoken everywhere. It suits retirees, families planning long stays and golfers who want to live on La Marquesa; the apartments suit those on a tighter budget.
