New-build homes for sale in Finestrat

Updated 2026-10-09

Finestrat is the town just behind Benidorm, and the hills between the two are where much of the northern Costa Blanca's new building is happening. We list around 20 new-build homes here, apartments in gated resorts with shared pools and detached villas with their own pool, almost all ready to move into. Prices start at about €280,000 for a two-bedroom apartment and reach €2.6 million for a four-bedroom villa. Most villas cost between €550,000 and €900,000.

Why buyers choose Finestrat

Finestrat is a small municipality of around 9,900 people (INE, 2025), running from a hilltop village down to the coast. The old village sits on a rocky outcrop below Puig Campana, the 1,410 m mountain that dominates this part of the coast. Its narrow streets date from Moorish times, and its best-known sight is the row of houses on the cliff edge, the casas colgantes, near the Mirador del Castell lookout.

The town's one beach, the Cala de Finestrat, is a sheltered cove of about 270 metres between Benidorm and Villajoyosa. For most owners the draw is the view: many of the new homes look across Benidorm's skyline to the sea, with its beaches and restaurants a short drive away. Puig Campana Golf, a nine-hole course, and La Marina shopping centre are both in the municipality.

Where the new homes are

Sierra Cortina. The largest group of our listings is in Sierra Cortina, an established, green residential area on the hills above Benidorm, near the Asia Gardens Hotel. Developments include La Salamandra II, Camporrosso Sierra Cortina, Seaview 6, Costabella Residences and Green Horizon Villas. Two-bedroom apartments run from about €385,000 to €440,000, and villas with a private pool from about €535,000 to €915,000, with infinity pools, gyms and padel courts in the shared areas.

The resorts on the hills towards Benidorm. A second group of apartment developments sits in elevated, mostly south-facing positions with sea views, such as My White Resort, Marques Golf Resort, Benidorm Hills, Finestrat Paradise Resort and Luz 2. This is the value end of Finestrat: two-bedroom apartments from about €280,000 to €400,000, most with shared pools, a gym and underground parking.

Villas around the golf course and inland. Smaller villa developments sit on larger plots, including Montemar Villas near Puig Campana Golf, Sunny Hills Resort, sold furnished, and Las Bellas, 15 villas about five kilometres from the coast that are still being built. Most are priced between about €610,000 and €820,000, on plots of 400 m² to 530 m² with a private pool.

Prices

Asking prices for homes across Finestrat averaged about €3,300 per square metre in September 2026, around 4.5% higher than a year earlier (idealista market data). New-build homes with sea views usually sit above the town average.

More than half the homes we list here are priced between €500,000 and €1 million, mostly villas, and about two in five are apartments under €500,000. Every listing shows its floor area, so you can compare price per square metre between developments.

What it costs to buy

Finestrat is in the province of Alicante, in the Valencian Community, so a new home bought from the developer carries VAT (IVA) at 10% of the price and stamp duty (AJD) at 1.4%, the rate since 1 June 2026. Notary, Land Registry and an independent lawyer add roughly 2%, so budget about 13.5% to 14.5% on top of the price. On a €550,000 villa that is about €74,000 to €80,000.

If you buy a home that is still being built, every payment you make before completion must be covered by an individual bank guarantee or insurance certificate in your name. Do not pay a stage without it. Our cost and yield calculator works out the total for any home and any currency.

Letting it out

Many owners let their homes when they are not using them. Holiday letting in the Valencian Community needs the home registered in the regional tourism register (Registro de Turismo de la Comunitat Valenciana) and, since July 2025, a national rental registration number. Since April 2025 a community of owners can also vote to stop new holiday lets in its building, so if you plan to let, we check the community rules and the town's current position for the specific home before you commit.

UK owners who let pay Spanish non-resident tax at 24% on the rent, against 19% for EU residents.

Who Finestrat suits

Buyers who want a modern home with a sea view and good shared facilities, close to Benidorm without living in the middle of it. The hillside resorts suit buyers who want a holiday apartment to lock up between visits; Sierra Cortina suits those who want a calmer, greener setting; the inland villas suit families and longer stays.

If lower prices matter more than views, the south of the Costa Blanca, around Torrevieja and Orihuela Costa, has more homes under €300,000.
